Lease or Licence?

Many occupiers opt for a simple licence agreement for up to a year at a time, while a traditional lease attracts those seeking to put down deeper roots.

Our simple, two-page licence means you can move in without delay on payment of a deposit and usually there are no legal costs. As such a licence may suit a small team or early stage company.

Because relocation represents a significant cost to larger businesses, they may prefer a longer term to give them greater certainty, for which a lease is more appropriate. We have a standard lease document available, which makes the formalities quick and easy.

What's included?

In either case the rent includes insurance and landlord's costs such as heat, light, M&E maintenance, water, electricity and gas charges, cleaning of the common parts (reception, toilets, stairs, lifts, fire escapes, and external window cleaning), repair and maintenance of the common and external parts and landscaping. There is no separate service charge. Occupiers are responsible for cleaning their own suite and for business rates. Smaller businesses may qualify for business rates relief.
